01 / The work
Most houses have a room that never quite worked. The floor bounces, the lighting is one sad fixture in the middle of the ceiling, the trim is builder-grade, and the layout fights whatever you try to put in it.
This is the work that covers everything between the big-ticket rooms: levelling and replacing subfloor, opening or closing walls, running proper lighting, and putting up millwork that makes an ordinary room feel finished.
It also covers whole-home work. We have taken century homes back to the studs and put them back together with new wiring, insulation, vaulted ceilings, and skylights.
02 / What is included
Everything this job actually involves
Flooring and subfloor
Levelling, subfloor replacement, hardwood, engineered, and vinyl plank, plus the transitions between rooms.
Walls and openings
Removing or adding walls, including the beam and engineering when a wall is load-bearing.
Ceilings
Coffered and vaulted ceilings, pot light layouts, skylights, and boxing in the ducts that are in the way.
Trim and millwork
Baseboard, casing, wainscoting, built-in shelving, and mantels, cut and installed by our own crew.
Feature walls
Stone, shiplap, panelling, and fireplace surrounds that give a room something to be about.
Full interior rebuilds
Down to the studs and back, including insulation, wiring, and drywall on older homes.
03 / Project
A coffered ceiling in a cottage-country build
The brief was a bright, open living space that did not feel like a box. We built a coffered ceiling in white panelling, hung warm rattan pendants, and kept the floor and walls quiet so the ceiling could do the work.
It is a good example of what millwork does for a room. The footprint did not change. The ceiling is the reason it feels custom.
04 / What it costs
What actually moves the number
We do not publish a price per square foot, because the honest answer depends on what is behind your walls. Here is what genuinely changes the quote, so you can see where your project is likely to land before we ever visit.
- Room count and scope
- One room refreshed and a whole floor rebuilt are very different projects, and the cost per room drops as the scope grows.
- Structural changes
- Removing a load-bearing wall requires an engineered beam, a permit, and temporary support while it goes in.
- Age of the house
- Century homes routinely need wiring, insulation, and floor levelling that a fifteen-year-old house does not.
- Millwork complexity
- Simple baseboard and casing sit well below coffered ceilings, wainscoting, and custom built-ins.
- Flooring choice
- Material cost varies widely, and so does the prep the subfloor needs before it can be installed.

06 / Questions we get
Straight answers, before you ask
Can you remove a wall to open up my main floor?
Usually yes. If it is load-bearing we bring in an engineer to size a beam, pull the permit, and support the structure while the beam goes in. We will tell you at the walkthrough which walls are likely structural.
Do you take on whole-home renovations?
Yes. We have taken century homes back to the studs and rebuilt them, including new wiring, insulation, ceilings, and finishes throughout.
Can you work around us living in the house?
In most cases. We contain the work zone and keep dust down, though for larger projects there are stretches where being elsewhere is much more pleasant.
Do you do custom built-ins and millwork?
That is our favourite part of the job. Shelving, mantels, wainscoting, and one-off live-edge pieces are all made by our own crew.
