The largest room in most houses is the one nobody uses. We fix that.

01 / The work

A basement is the cheapest square footage you will ever add to your house, because the shell already exists. What it needs is framing that is actually square, insulation and vapour control done to code, wiring and lighting planned before the drywall goes up, and finishes that do not look like an afterthought.

We have finished basements as straightforward family rooms and as full guest suites with their own bathroom. We have also built a whisky lounge with hand-milled live-edge shelving, backlighting, and a billiards room, because that is what the homeowner wanted.

Every basement is different below the surface. Old drainage, low ducts, a beam in the wrong place. We would rather find those on the walkthrough and tell you about them than discover them halfway through and hand you a change order.

02 / What is included

Everything this job actually involves

Framing and insulation

Squared walls, proper vapour barrier, and insulation that meets Ontario code so the room is warm in February.

Electrical and lighting

Pot lights, switching, and outlets planned around how you will actually use the room, wired by licensed trades.

Bathrooms and wet bars

Rough-in plumbing, tile, vanities, and fixtures. A basement bathroom is what turns a rec room into a guest suite.

Flooring and stairs

Vinyl plank, carpet runners, refinished treads, and railings that do not move when you grab them.

Feature walls and built-ins

Stone, shiplap, fireplaces, and custom shelving milled in our own shop when the design calls for it.

Drainage corrections

If water is getting in, we deal with the cause before we frame over it. We are not waterproofing specialists, but we will not build on top of a known problem.

03 / Project

An empty basement became a whisky lounge

The homeowner had a bare, unfinished basement and one idea: a room to actually enjoy a drink in. We framed and finished the whole floor, put a billiards room at one end, and wrapped the walls in charcoal.

The shelves are the part people notice. Cameron milled the live-edge slabs himself, cut the channels for the lighting, and mounted them so they read as floating. That is a shop skill, not a subcontract.

04 / What it costs

What actually moves the number

We do not publish a price per square foot, because the honest answer depends on what is behind your walls. Here is what genuinely changes the quote, so you can see where your project is likely to land before we ever visit.

Square footage and layout
An open rec room costs far less per foot than the same area cut into bedrooms, a bathroom, and storage.
Whether there is a bathroom
Adding plumbing, especially if the drain has to be cut into the slab, is usually the single largest line item.
Ceiling height and obstructions
Ducts, beams, and pipes that need boxing or rerouting add framing time and can change the ceiling design.
Level of finish
Standard trim and vinyl plank sits at one end. Stone feature walls, custom millwork, and integrated lighting sit at the other.
Existing conditions
Old wiring, moisture, or a floor that is out of level all have to be corrected before the finished work starts.

    The same crew, start to finish. You get updates as things move, and you always know who is in your house on any given day.

    We go through the finished work with you and fix anything on the list. Then we clean up properly and get out of your way.

Straight answers, before you ask

How long does a basement renovation take?

Most finished basements run six to twelve weeks depending on size and whether a bathroom is involved. We give you a realistic schedule in the quote, and we tell you as soon as anything changes it.

Do I need a permit to finish my basement in Ontario?

Usually yes. Finishing a basement into living space, adding a bathroom, or altering framing typically requires a building permit from your municipality. We handle the process and build to what gets inspected.

Can you add a bedroom or a basement apartment?

We can build legal bedrooms and secondary suites where the municipality allows them. Egress windows, ceiling height, and fire separation all have to be right, and we will tell you upfront if your basement cannot meet the requirements.

My basement has had water in it before. Can you still finish it?

Not until the water is dealt with. We will look at grading, downspouts, and drainage first. Framing and drywalling over a moisture problem just hides it until it is expensive.

Do you finish basements in cottage country too?

Yes. We regularly work in Collingwood, Wasaga Beach, Mono, and the Muskoka area, and we are set up for the drive.
